SUMMIT now performs Property Condition Assessments (PCA) as well as Phase I/II Environmental Assessments.  PCA’s are commercial inspections performed in accordance with ASTM E2018.  The PCA is a methodology for collecting and documenting relevant data for the “due diligence” analysis of commercial real estate investments.  The survey provides both a “snap-shot” of the existing conditions of the property and building.
It is also designed to evaluate the potential operational and maintenance costs that will be incurred over a 5, 10 or 15-year period, as well as determining the overall life-span of the investment.  The assessment includes, but is not limited to, interior and exterior finishes of the building and its critical systems such as structural, electrical, mechanical and plumbing.  The exterior components include parking, landscaping and the surrounding amenities
