SUMMIT now performs Property Condition Assessments (PCA) as well as Phase I/II Environmental Assessments. PCA’s are commercial inspections performed in accordance with ASTM E2018. The PCA is a methodology for collecting and documenting relevant data for the “due diligence” analysis of commercial real estate investments. The survey provides both a “snap-shot” of the existing conditions of the property and building.
It is also designed to evaluate the potential operational and maintenance costs that will be incurred over a 5, 10 or 15-year period, as well as determining the overall life-span of the investment. The assessment includes, but is not limited to, interior and exterior finishes of the building and its critical systems such as structural, electrical, mechanical and plumbing.
